Two Systems, Two Stories, One Hot Upstairs

Folsom grew from the historic Sutter Street district into Empire Ranch, Broadstone, Lexington Hills, Natoma Station and American River Canyon through the 1980s, 1990s and 2000s. Most of these homes are two-story, and many were built with two systems: one for each floor. That is good design right up until one of them fails and the other cannot carry the house.

Folsom summers match Roseville’s: 70 or more days at or above 90, with the lake and the canyon giving no relief in the afternoon. A 2005 system in Empire Ranch is at the age where capacitors, fan motors and contactors go. Those are repairs, and we carry them on the truck. Nearby, we also serve El Dorado Hills and Rancho Cordova, and every city we cover is on our service areas page.

Owner Phillip Olmstead, his son Maxwell and installer Kevin Shpyrka run the Folsom calls. Jenn Fiechter books them from Roseville, Monday to Friday, 8am to 5pm.

Replaced our old system with a heat pump. The house is more even and we are now saving money every month.

Heating Maintenance and Tune-Ups in Folsom

Folsom homes run two systems more often than most, and a fall heating tune-up on each one catches the weak igniter and the fouled flame sensor in October instead of on the first cold morning. The maintenance plan is $14.49 a month per system with a spring cooling tune-up and a fall heating tune-up, each with written findings. See our AC and heating maintenance page for what the visit covers.
