AC installation and replacement. A matched Amana system sized from a load calculation, not from the old unit’s nameplate. The estimate is free and in writing.
Heating repair. No heat, a furnace that lights and shuts off, a blower that will not start. Ignitor, flame sensor, inducer motor, control board: we name the part before we touch anything.
Heating installation. Furnace replacement sized to the house, with venting done to code and the permit pulled.

Downtown and Royer Park. These are 1960s to 1980s tracts. Single-story homes, ducts in the attic, and often a second or third system. We look for sagging flex duct and returns too small for the air the system moves. Any R-22 unit still running in these tracts is past its life, and R-22 is no longer made. When the indoor coil has failed on one, we give you the repair price next to the replacement price and let you pick.
Westpark, Highland Reserve, Diamond Oaks and Stoneridge. Built in the 1990s and 2000s, so the builder’s original equipment is now 20 years old or close to it. Many homes are two-story, and some have two systems. Expect worn capacitors, contactors and condenser fan motors, and sometimes an evaporator coil that starts to leak. The upstairs rooms are the first to tell you.
Sun City Roseville. A 55+ community with lots of heat pumps and two-system homes. A heat pump works in summer and winter, so it gets more run hours than an AC-only unit. When one system is 15 years old, the other usually is too. We check both on the same visit.
Fiddyment Farm and Blue Oaks. Newer builds, with ducts tested under Title 24 when the house was finished. Change the equipment later and the permit brings its own duct and airflow testing. We plan for it. Ask the estimator what testing your house will need.
The weather is the same in every layer. Roseville runs 100 degrees for days at a stretch in summer, and a system that barely kept up in June quits in July. In winter, tule fog mornings are cold and damp. That is when a weak ignitor or a heat pump stuck in defrost gets noticed.
