Commercial HVAC Repair and Installation in Roseville and Sacramento

We service light commercial buildings in Roseville, Rocklin and the Sacramento area: offices, retail suites, restaurants, dental and medical suites, churches and small warehouses. That means rooftop package units from 3 to 10 tons, split systems, and ductless mini-splits for server rooms and additions. Repair, replacement and maintenance, Monday to Friday, from a family company licensed since 2007.

Rooftop Units, Split Systems, And Tenants Who Notice

Most small commercial buildings in Placer and Sacramento counties run rooftop package units, one per suite or zone, and the units are often older than the tenants. When one goes down in July it is the tenant who calls the property manager, and the property manager who calls us. We diagnose the failed unit, tell you whether it is a repair or a replacement and what each costs, and check the others on the roof while we are up there because they are usually the same age.

We are honest about scope: we are a five-person company. We are a good fit for single buildings and small portfolios, not for a 200,000-square-foot campus with a central plant.

Commercial systems in our climate run hard from May to October, and rooftop units take the sun all day. Contactors, capacitors, condenser fan motors and economizer dampers are the common failures, and we carry the parts on the truck. For replacements, we install matched Amana and Goodman package units sized to the space, pull the permit, and coordinate the Title 24 acceptance testing that nonresidential change-outs require.

Owner Phillip Olmstead, his son Maxwell and installer Kevin Shpyrka run the commercial calls. Jenn Fiechter books them from Roseville, Monday to Friday, 8am to 5pm.

How A Commercial Visit Works

Step 1

Call or send the form

Tell Jenn the building address, the unit type and count, what it is doing, and who can give roof access.

Step 2

We book the right visit

Repair, maintenance or replacement estimate. You get a window, not a whole day, and we can work around tenant hours within our schedule.

Step 3

You see the findings first

The technician shows you or your property manager what he found and the price before any work is approved.

Step 4

Work done and tested

Approved work is completed, the unit is run through a full check, and you get a written summary for your records.

Commercial HVAC Questions

How fast can you get to my building?

Roseville, Rocklin and Citrus Heights are 10 to 15 minutes from the shop; most of Sacramento is 25 to 30. Call before noon and most repair visits are booked for the same or the next business day, Monday to Friday.

Rooftop package units from 3 to 10 tons, split systems, ductless mini-splits, and the thermostats and economizers that go with them. We do not service chillers, boilers or built-up central plants.

Yes. A commercial change-out needs a mechanical permit from the city or county, and nonresidential systems require Title 24 acceptance testing by a certified technician before the permit is finaled. We pull the permit and coordinate the testing.

Yes. Commercial maintenance is priced per unit with a spring and a fall visit, filter changes, coil cleaning, and a written condition report for each unit so you can plan replacements instead of reacting to them. Ask Jenn for a per-unit quote.

No. Monday to Friday, 8am to 5pm. Leave a message after hours and Jenn calls back first thing in the morning with the first available window. If your building needs guaranteed 24-hour response, we are not the right fit and will say so.
